I once had to stand next to Ozzy Osbourne while he was using a urinal (during a book signing at Borders) because his security entourage wouldn't let anyone in or out while he was in there. So 3 security guards plus myself, another guy and Ozzy all in a bathroom built to hold 3 people at a time.

My father and I actually discussed this more in depth last night. Essentially he would be taking equity out of his personal residence to purchase the house (approx 200k) and we would both split the repair costs (approx 50k each). After the repairs are done and I am ready to move in, it would essentially become become a rent-to-own setup. He would have the house appraised after his repairs and then we would sign whatever contracts necessary to have the option to purchase the house for its current market value - 50k (my portion of the repairs) after x number of years.

You bring up some good points about the costs of all of the things I didn't consider (e.g. the pools impact on insurance).

About the in-law suite... It's a little hard to describe how the two houses are set up but i'll try to explain it. The tow houses are next to each other (my fathers on the right, grandparents on the left) between the two homes is my father's driveway the extends about 30 feet past both homes and splits like a T in both directions, the left part of the T is behind my grandfathers house and leads directly to his basement door (this is what my father is worried will be an issue with any new neighbor because my father often blocks the top of the drive way with his work truck which would make that part of the driveway essentially useless for any new owner). My grandparent's house's main driveway is to the left of their house (this is their 'normal' driveway) with a garage and whatnot. You can easily fit 3 cars in their 'normal' driveway which is why having 1 tenet in the in-law suit wouldn't be a problem but having a new family there that wants unlimited access to the back garage via their car would be a problem because they would have to use my father's driveway to do it.

It's actually my mother's parent's house. She is one of five children and I honestly don't see my aunts/uncles holding any sort of grudge, our whole family is pretty close and I believe they'd much rather keep the house in the family (because everyone enjoys coming over to use the pool and whatnot). My mother's siblings won't have a problem as long as we don't 'steal' the house from my grandparents which we don't plan on doing...

After reading all of the replies to this I am beginning to think that rent to own is the best way to go here with my father buying the house outright.

Although I don't know my grandparents financial situation in any sort of detailed way other than that they are on a fixed income. I know that everything they own, they own outright (house, cars, etc) and live moderately comfortably, they shop frugally but have enough money each year to go on a nice vacation. They want to move to a retirement community because they are still quite active for their age but living in such a big house is a lot of upkeep.

She and I do plan on getting married and having kids at some point (around age 30, were 24 and 23 now) and she and I have no problem living so close to my parents. She has never had a problem with my family and is probably closer to my mom than her own (she never really got along with her parents)

Yes, actually before we even knew that my grandparents were thinking about selling their house we had played around with the idea of buying it, also the house already has everything that was on our wishlist for our 'Family house' i.e. a pool and a finished basement/man cave (previously we had discussed buying a starter home without these things) so this plan skips the starter home step and jumps right into the deep end so to speak. I also realized that any home we purchase would probably need quite a bit of work so this also helps with that because since everything already has to be re-done, we can redo the way we want. I also have a stable job and do not foresee us moving in the near future.
