if you're going through a broker, you just need to tell them your income and have them pull your credit to get a pre-approval...they don't actually sit down and go through all of your paperwork until you sign a P&S.

you'll only need 1 paycheck if it is a normal, full-time, salaried position, but they will want to know your full employment history (and W2s, tax returns, and such) for the last 3 years.

if that's the case, they have every right to walk, most P&S agreements have a mortgage contingency... on the bright side though, any future buyer would find the same damage (and presumably ask you to do the repairs) anyway

I agree with Josh's advice-- and if you're a 1st time homebuyer and don't plan on living in the house for too long, a 5 or 7 year ARM could end up being a lot cheaper than a conventional fixed rate. We're closing next week and got a 7/1 5/2/5 ARM at 3.0%

Technically speaking, you only need 1 paycheck if you're salaried and not working on commission. However, they'll look at your work history and you should be good if it's in the same field and for roughly the same amount (or more).

I think they will contact your employer and make sure that your job is legit and stable but if it checks out then you should be ok. The WORST thing is to switch jobs after you apply or are approved for a mortgage though. I'm not a real estate professional, just a buyer...

Your monthly income is one of the main factors for your mortgage amount, and should help direct your price range.

Closing fees are about 1% of the total price, expect an inspection to cost $300-500 and an appraisal to be $200-400. The agent commission usually comes out of the seller's pocket.

The new job thing will hurt you-- if you have a solid job history and have had your new job for a little bit you'll probably be ok.

If you're working with a credit union, you'll be working with an actual person (and presumably don't have to match Fannie and Freddie's rules) so they'll probably be a lot more understanding.
