As a student who's renting a house with some friends, I have to point out before we start a general witch hunt, not all landlords are like this with students. Our landlady is WONDERFUL, has never come to the house (of her own accord) without a few day's notice and if something breaks, will get it fixed in fewer than two days, usually. I've reported a problem with the curtains in the morning, and they were fixed when I got back from college that evening.
