Baloons have the downside of possibly screwing the mortgagee in a credit crunch. I think the U.S. tried to get rid of the practice after the great depression because people were getting foreclosed on who could actually continue to pay their mortgage, simply because there was no bank willing to lend after the balloon was up.

There are balloons in america, but I think may of them will simply auto-recast if you neglect to pay them off in time.

I'm surprised there is U.S. law work in Singapore. Singapore is more aligned with english law.

The U.S. does not tax the first 90K or so income if you are outside the U.S. for 330 days of the year.

Also, if you are working for a U.S. company, you will have to pay Medicare and SSI, but not if you are working for a non-US headquartered company.

Often, there just hasn't been much savings between fixed and arm to justify the risk, however remote.

In an inflationary spiral, you could really kick yourself for getting an ARM loan.

But I think the hybrid 5/1s and 7/1s are more popular than your post implies.

You know to step through the grades of sandpaper, right? So maybe start with 100 and then go to 220 and do a good thorough job of it. Bad sanding will undo all if the careful work you are doing.

If your stain is opaque enough, then it will turn out looking great. It's when you get a mix of light and dark areas that it looks bad. Try a dark shellac over top. Will look very classy.

Poplar isn't a bad guess. Something soft and hard to stain, like pine or poplar, in any event. So I'd say, treat it like pine. Paint it, or stain it in a way that pine can handle -- very light color stain, followed by colored wax, to give it an informal "country" look.

Or really, there are some awesome paint-colored (blue, greed, red) water-based stains on the market. Just make sure to raise the grain first, sand down, then stain and sand again. So, color of paint, but no flaking or peeling, and can take a wax finish on top. Turns out great.

Strawberries are not a vine. They are a groundcover that spreads by growing new plantlets where its stems touch the ground. Not the same thing as a vine.

They don't change much from what you are used to seeing. They don't get tall, or even very wide. They spread their stems sideways and root where they touch the ground, making other strawberry plants. So they can become something of a sprawling groundcover alltogether.

Acne is caused by bacterial growth on your skin. So the chemistry of your skin is going to affect your acne. What you eat can affect the chemistry of your skin.

One summer, I was stuck eating almost nothing but grilled cheese sandwhiches. I got REALLY GREASY. what I was eating dis have a very noticeable effect on my skin that summer.

That said, though, most of the time when someone thinks that such and such a food gives them acne, its really just in their mind. They are trying to find a pattern in randomness, and there isn't really a connection.

Only if the garden plant was a tree. A violet will not grow into a tree, no matter what.
